Description
General Services Administration (GSA) seeks to lease the following space: State: Illinois City: Downers Grove Delineated Area: North: Route 38 East: Highland Avenue to Main Street South: Maple Avenue to DuPage County Road 40 to Route 88 West: S. Naperville Road Minimum Sq. Ft. (ABOA): 35,140 ABOA SF Maximum Sq. Ft. (ABOA): 36,194 ABOA SF Space Type: Office Parking Spaces (Total): 17 Reserved Spaces Full Term: 10 years Firm Term: 5 years Option Term: One 5-year renewal option Additional Requirements: 30 ft column spacing on center is required. If non-contiguous space is provided, a secure pathway between spaces is required for network connectivity. Any non-contiguous space must be conducive to an efficient layout, as determined by the government. A test-fit layout, completed at the offeror�s expense, will be required during the offer stage. The space will include both public-facing and secure employee areas. 24/7 HVAC is required for approximately 900 ABOA SF of the space. 8� 6� minimum ceiling height is required. A commuter rail, light rail or subway station shall be located within the immediate vicinity of the building, but generally not exceeding a walkable � mile, as determined by the contracting officer. Alternatively, two or more public or campus bus lines useable by tenant occupants shall be located within the immediate vicinity of the building, but generally not exceeding a walkable � mile, as determined by the contracting officer. All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date. In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement / permission to represent multiple interested parties for the same submission. Space shall be located in a professional office setting and not within close proximity to residential areas or railroad tracks. Space will not be considered where any living quarters are located within the building. Space should not be located within a walkable half mile of establishments whose primary operation is the sale of alcoholic beverages, firearms sold/discharged, or where there are tenants related to drug treatment or detention facilities. If space is not available on the first floor for the Taxpayer Assistance Center (TAC), then the TAC must be located within 200' of the elevators.
