Presolicitation Notice/Advertisement� � � � � � � � � � � � � � � GSA Public Buildings Service� � � � � � � � � � � � � � � � � �U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:�South Carolina City:�Mount Pleasant Delineated Area: West: Starting at the intersection of Clements Ferry Road and I-526, head south on Clements Ferry Road until Beresford Creek. Head west along Beresford Creek until Clouter Creek, heading south to the Cooper River, heading south until the Cooper River meets the Wando River; South: Heading North along the Wando River coast of Daniel Island until I-526, heading south to the East Shore of the Wando River, heading south until D St, heading east to A St, heading south to State Road S-10-97, heading east until I-526, heading south until Mathis Ferry Road, heading east until State Road S-10-72/Whipple Road; heading north until State Road S-10-97/Long Point Road; heading east until Boone Hall Creek; East: Heading north along Boone Hall Creek to Horlbeck Creek, heading north to Horlbeck Creek, heading west to the Wando River; North: Heading west along the Wando River to Nowell Creek, heading north along Nowell Creek, heading west along Nowell Creek until I-526, heading north to Clements Ferry Road. Can not be on the ground or top floor. The offices must be in contiguous space on one or more floors. Offices must not be located in window space that is adjacent to outside fire escapes, ledges, balconies, or mezzanines or directly above the loading dock area. Building preference will be given to a building with a 24-hour security system. Ideally, building will have parking within an adjacent parking garage with elevator service to the office. Building would also ideally contain a freight elevator that can be keyed off for exclusive use of the Government and must go from the drop off point in the parking area to the floor on which the office is located. Not all minimum requirements are reflected in this advertisement. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, the Agency Specific Requirements and Facility Security Level II requirements by the occupancy date per the terms of the Lease. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain).
