(ABOA):9,108 Space Type: Office Parking Spaces (Total): 3 Parking Spaces (Surface/Structured): 3 Parking Spaces (Reserved): 3 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: The Building must be located within � mile of public transportation. It is preferable that an approximately� 2,762 usable square feet block of space be located on the first floor.� If first floor space is not available, this block of space must be located near an elevator lobby and clearly visible to visitors. Non-contiguous space must be provided with a secure pathway (route) for connectivity between Agency spaces.� Wiring must be secured in metal conduit or risers with bushings.� If space is on more than one floor, adjacent floors are required.� Telecommunications Rooms and Closets (MDF and IDF) should be stacked for efficient and secure vertical distribution of cabling. Public parking must be available within one block of the offered building. Column spacing must be at least 30�-0� on center. The space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.� If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. The building must provide common area restrooms that comply with specifications in the RLP/lease or all applicable local codes.� They must be located on each floor that the tenant agency occupies and be within 200� of the tenant suite entry or entries. Warehouse space will not be considered. Space in retail or strip malls will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Name of owner; 2. Age of building; 3. Total existing gross square feet, and gross square feet per floor; 4. Site plan depicting the building and parking; 5. Floor plan and gross square footage of proposed space; 6. Identification of on-site parking; 7. Address or described location of the building; 8. Location on map demonstrating the building lies within the delineated area;� 9. Location on map describing proximity of the building to nearest bus and/or train stop, and major transportation routes; 10. Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and� 11. Any information related to title issues, easements, or restrictions on the use of the building 12. A description of any planned land development or construction which will affect the building including neighboring projects and road/utility line construction.
