Presolicitation Notice/Advertisement GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: LA City: Slidell Delineated Area: North: US route 36 East: US route 41, US route 11 South: US route 190 West: US route 434 Minimum Sq. Ft. (ABOA): 3,115 Maximum Sq. Ft. (ABOA): 3,115 Space Type: Warehouse Parking Spaces (Total): 2 Parking Spaces (Surface): 2 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Firm Term: 13 Option Term: N/A Additional Requirements: Building entrances/exits cannot be located within close proximity (minimum 1,000 walkable feet) of certain locations, which include but are not limited to: A. A Drug-free zone. B. Schools C. Areas where drug activities are prevalent. The following entities must not be collocated. A. Federal, State, and local agencies whose primary clientele are involved in or have ties to criminal elements. B. Private firms whose primary clientele are involved in or have ties to criminal elements. C. Agencies providing probation and/or parole services. D. Agencies providing drug abuse counseling/rehabilitation programs. 10/2023 E. Agencies providing social services F. Halfway houses G. Residential units Surrounding and adjacent properties must be at the same grade level. Space must be located on the second story, or higher. May accept first floor space under the following circumstances: � There is a 20� setback (A fence meeting specifications may be required). Warehouses must have a loading dock area of at least 20x20� to allow for maneuvering of a fork lift. Facilities must be accessible to staff 24 hours a day, 7 days a week, and 365 days a year. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance/0.2- percent-annual chance floodplain (formerly referred to as �100-year�/�500-Year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in [City, State], that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
