Description
The U.S. Department of Agriculture (USDA) seeks to lease the following space: Location Information: City, State:�Pennsylvania County:�Luzerne County Delineated Area: (See attached map for reference) North: Starting at PA-118 and PA-415, Follow PA-415 to PA-309, Main Rd., Lower Demunds Rd., Roushey St., Harris St., Hill St., Ordish Rd., E. Center St., Harris Hill Rd., Manor Dr., Carverton Rd East: W. 8th St between Carverton Rd. and Route 11 South: Route 11 between W. 8th St. and Washington Ave. West: Washington Ave., Mountain Rd., Huntsville Rd., Old Rte. 115, Market St., PA-118 Space Information: Minimum Usable Square Feet (ABOA):�3035 Maximum Usable Square Feet (ABOA):�3187 Maximum Rentable Square Feet (RSF):�3642 Space Type:�Office and Related Space Parking Information: Reserved Parking Spaces for Government Vehicles:�2 Reserved Parking Spaces for Visitors:�9 Non-reserved Parking Spaces for Employees (for use at no charge to the Government):�9 Term Information: Full Term:�10 Years Firm Term:�5 Years Termination Rights:�120 days in whole or in part, after the Firm Term Option Term:�None Additional Requirements: Pull-through parking for pickup trucks with trailers. All entries and drives leading from the main road to the parking areas must be navigable, accessible by, and capable of supporting pickup truck traffic with trailers. Space shall be contiguous. Sub-leases are not allowed. The Government wishes to lease space in an existing building, or in a building to be constructed for the Government�s use. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� The space offered, its location, and its surroundings must be compatible with the Government�s intended use. A fully serviced lease is required.� Offered space and sites shall not be in the 100-year flood plain. **AREAS WHERE THE FLOOD PLAIN IS MITIGATED BY A LEVEE ON THE FEMA FLOOD MAP ARE ACCEPTABLE**. Additional parking spaces may be located on-site and/or within 1/4 of a mile of the premises, pedestrian accessible. Preferred first floor, contiguous space that meets accessibility requirements. Timelines:� Initial Offer Due Date:�3/27/2024 Lease Award Date (Estimated):�11/1/2024 Any submission received without documentation of ownership and/or written authorization to represent owner(s) will not be considered until such time the documentation has been received.� This documentation must be received on or before the due date for Expressions of Interest. In cases where an agent is representing multiple entities, written acknowledgement/ permission from each entity to represent multiple interest parties for the same submission must be submitted prior to the Expressions of Interest due date. To be awarded a lease in response to a Request for Lease Proposals (RLP), the offeror must be registered and active in the System for Award Management (SAM) at SAM.gov. �It is strongly recommended that potential offerors register, verify, and/or renew their SAM registration on SAM.gov as soon as possible.
