General Services Administration (GSA) seeks to lease the following space: State: NC City: Wilmington Delineated Area: North: N. Kerr Ave to Murrayville Rd to Plantation Rd to Military Cutoff Rrd East: (N to S) Military Cutoff Rd (rt 17) to River to the Sea Bikeway to Greenville Loop South: (E to W) �Greenville Loop Rd[FDA4]�[H5]� to Pine Grove Dr, to Holly Tree Rd, to Route 117, Route 421 West: (S to N)� Route 421, to route 17, to Route 74, to Route 421, to Rout 140, to Blue Clay Rd. Minimum Sq. Ft. (ABOA[]�): 7,544 Maximum Sq. Ft. (ABOA): 7,921� Space Type: Office Parking Spaces (Total[H9]�): 28 (Reserved and Secured Surface) Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 15 Years Firm Term: 10 years Option Term: N/A Additional Requirements[]�: Contiguous space on a single floor or adjoining floors (including stacked space) is required. 2nd floor or above is preferred, though 1st floor space will be considered on a site by site basis based on security assessments and potential methods of remediation. The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. The site shall have a minimum of 20 foot setback from building to all sidewalks, access streets, parking lots, adjoining streets; a fence meeting the Government specifications is required. The Government shall determine if blast film is required based on risk/vulnerability assessment of the property. DEA ISPS will provide a risk/vulnerability assessment of the property will be on a case by case basis. This may include but not limited to factors such as surveillance, operational security (OPSEC), surrounding area etc. The Government shall have the right to relocate exterior penetrations for security concerns. The facility must be fully sprinklered. The Government shall have the right to mount roof antennas[]�. Collocation The following entities must not be collocated with DEA spaces. A. Federal, State, and local agencies whose primary clientele are involved in or have ties to criminal elements. B. Private firms whose primary clientele are involved in or have ties to criminal elements. C. Agencies providing probation and/or parole services D. Agencies providing drug abuse counseling/rehabilitation programs E. Agencies providing social services F. Halfway houses G. Residential units DEA building entrances/exits cannot be located within close proximity (minimum 1,000 walkable feet) of certain locations, which include but are not limited to: A. A Drug-free zone. B. Schools C. Areas where drug activities are prevalent. Interested Parties must: Provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative Submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date Provide written acknowledgement / permission to represent multiple interested parties for the same submission in cases where an agent is representing multiple ownership entities, broker Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain).
