- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Arizona City: Yuma Delineated Area: NORTH: Interstate 8/Highway 95 EAST: South Fortuna Rd. SOUTH: E. 32nd St. WEST: S. Avenue B Minimum Sq. Ft. (ABOA): 14,218 Maximum Sq. Ft. (ABOA): 14,300 Space Type: Office Parking Spaces (Total): 45 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 45 (Secured) Full Term: 15 Years Firm Term: 10 Years Option Term: 2 Years Additional Requirements: Occupancy must be located on the second floor or higher within a multi-tenant office building; alternatively, if Agency is the sole tenant of the building, a minimum 20-foot setback is required. Agency may consider first floor space in a multi-tenant building if the other tenants are not retail, TV stations, Radio Stations, or Print Media offices. Also, neighboring tenants shall not cater to heavy public use or heavy foot/vehicle traffic. Agency may not be located within 1000 feet, line of sight or vicinity, of schools, parks, day care centers, shopping centers, hotels or areas where drug activities are prevalent. Facilities that provide underground parking shall have access-controlled parking restricted to building Tenants only. Facilities with open/general public parking below the building proposed for the Tenant office shall not be considered. Must allow and be able to accommodate firearms and ammunition storage and a dry lab for the Agency�s exclusive use. Agency may not be collocated with local, state of federal law enforcement agencies. Agency may not be located where easy surveillance of its facilities or operations is possible. The occupancy will need to comply with Facility Security Standard Level 3 and other security requirements determined by Agency. Agency Specialists will make the determination whether or not to install concrete planters or bollards to prevent vehicles driving through and crashing into the building. Agency may require a secured method to get detainees into the building. This could be accomplished by way of Sallyports or the use of the loading dock with the ability to secure the freight elevator for the use of prisoner transport. Blast film is provided at owner expense if Agency determines blast film is required based on Agency risk/vulnerability assessment of the property. The building�s Minimum Point of Entry (MPOE) or Demarcation Point (DMARC) shall not be located within Agency�s secured space. If the MPOE/DMARC is located within the offered Agency space, Agency considers this the responsibility of the building owner to relocate this infrastructure to a different point in the building. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Yuma, Arizona, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
