GSA Public Buildings Service� � � � � � � � � � � � � � � � � � � � � � � � � � �U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:�Virginia City:�Manassas Delineated Area:�Northern Virginia� Minimum Sq. Ft. (ABOA):�25,010 Maximum Sq. Ft. (ABOA):�25,010 Space Type:�Special Space Use and Office Parking Spaces (Total): Parking Spaces (Surface):�minimum 30 surface outside unreserved Parking Spaces (Structured):�0 Parking Spaces (Reserved): 0 Additional Requirements: 24-7 access Simulated Training Facility Storage for ammunition 10 ft. ceiling height for 1,500 ABOA SF -Loading dock adaptable for accepting standard trailer delivery (53 ft.) Access to freight elevator Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is �required.� Offered space shall not be in the 0.2-percent-annual-chance floodplain (formerly referred to as 500-Year floodplain). The U.S. Government currently occupies approximately 8,500 ABOA SF of office and related space in a building under a lease in Manassas, Virginia. The Government has identified a need for 16,510 ABOA SF of expansion space and is considering alternative space for the total requirement of 25,010 ABOA SF if economically advantageous.� This is a training facility for a law enforcement entity.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as, costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, telecommunication infrastructure, and non-productive agency downtime. This requirement is located in a delineated area which is in the entire Central Business Area (CBA) of Manassas/Gainesville.
