- U.S. GOVERNMENT � 3PR0123 General Services Administration (GSA) seeks to lease the following space: State:�Puerto Rico City:�San Juan Delineated Area: Start at North in the intersection of Route 2 and PR-22 in San Juan continue on West of PR-28 to intersection PR-165, continue to South with PR 165 merging with PR-24 until you reach PR2. Continue to South on PR-2 until intersection of PR-20 Continue to South in PR 20 until intersection with PR-177 Continue to East on PR-177 until intersection PR-176.Continue North on PR � 176 until intersection PR � 1 Continue North on PR-1 until intersection PR17 (Avenida Central) Continue East on PR 177 until intersection Avenida Ponce de Leon and continue North on Ave Ponce de Leon until intersection Ave. Calaf. Continue West on Ave Calaf until intersection with PR-18 Continue North on PR-18 until intersection with PR-22 Continue West on PR-22 until intersection with PR-2 Minimum Sq. Ft. (ABOA):�7,383 Maximum Sq. Ft. (ABOA):�7,752 Space Type:�Office Parking Spaces (Total):�128 Parking Spaces (Reserved):�128 (surface) for the exclusive use of the Government Full Term:�180 months Firm Term: 120 months Option Term: one 5 year option Additional Requirements: This new requirement is to house a permanent training center that will provide training for the agency personnel. Parking can be met onsite by the lessor or by sub leasing parking within 2 blocks or 1/4 mile of the building in a safe well-lit area. (Executed parking contract must be provided to be coterminous with the full term of the lease; to include option period.) Public transportation to be provided within a half mile to 10 minutes walkable distance. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space should not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain).
