��� Presolicitation Notice/Advertisement ������������ GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: GA City: Macon Delineated Area: Starting at the intersection of Spring St and James L. Gillis Memorial Hwy, travel east on James L. Gillis Memorial Hwy to Martin Luther King Jr Blvd. Go south on Martin Luther King Jr Blvd to Riverside Dr. Continue east then south on Riverside Drive to 7th St. Proceed south on 7th St to Poplar St. Proceed west on Poplar St to 5th St. Travel south on 5th St to Oglethorpe St. Continue west on Oglethorpe St to Columbus Place. Go north on Columbus Place to Columbus St. Proceed east on Columbus St to Orange St. Travel north on Orange St to Forsyth St. Travel east on Forsyth St to New St. Go north on New St to Mulberry St. Proceed west on Mulberry St to Spring St. Travel north on Spring St to the intersection of James L. Gillis Memorial Hwy and Spring St. Required Sq. Ft. (ABOA): 9,995 Space Type: Office Parking Spaces (Total): 22 Reserved, Structured Parking Spaces. Full Term: 15 Years Firm Term: 10 Years Additional Requirements: Space shall be located in a modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.� If not a new building, the space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. Space should allow for an efficient layout and office workflow. Space must provide maximum flexibility for systems furniture placement with few or no columns or other building or architectural obstructions. Space should have few curves or major offsets and must have large open areas to allow maximum design flexibility. Architectural features should not cause an inefficient use of space. ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. This requirement will house a federal law enforcement office where employees can or have the potential to carry weapons. Weapons will be stored on site and individuals may be temporarilty detained and/or questioned. Contiguous space on a single floor is required. Security Standard Level II and ALL security requirements and approvals are to be determined by GSA. A fully serviced lease is required. Normal Hours of Operation: 7:00 AM � 5:00 PM M-F; offered space must be accessible 24/7. Other typical and special requirements as called for in the Request for Lease Proposal (RLP) package. Offered buildings and offered space will be evaluated by the agency security team for acceptability. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance/0.2-percent-annual chance floodplain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under a lease in Macon, GA, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
