- Description
- GENERAL: The US Consulate in Toronto has a requirement to renovate the kitchen in the designated Consul General�s residence, (CGR), at 152 Warren Road in Toronto. The work shall be done as per attached �Final Kitchen Design Concept� and statement of work. The contractor requires experienced trades persons to execute the work in accordance with Ontario building code requirements and manufacturer installation instructions.� The contractor shall provide all personnel, equipment, tools, supplies, materials, supervision, and transportation necessary to: Scope of Work General requirements. Remove and dispose offsite existing cabinets, countertops, sinks, flooring, and tiling, then furnish and install new cabinets, countertops, sinks, flooring, and tiling, and appliances as per attached �Final Kitchen Design Concept� and general notes. � Should there be a discrepancy between the general notes and this scope of work, this scope of work takes precedence. Protect flooring, appliances, and existing condition of the house for the duration of the project. Contractor is responsible for any damages. The contractor shall install masking from an entry point to the work-space area and install other masking as necessary; and cover/protect any appliances remaining in the work area from debris or potential damage. Replace three (3) ceiling fans. The Contractor will remove all appliances from the kitchen.� Contractor will install all existing and new appliances at final location. Contractor will provide appliance warranties and instructions. Appliances to include: replace electric range keep existing Hobart dishwasher replace the other dishwasher replace countertop microwave with new over the range microwave new warming drawer keep stainless-steel refrigerator replace white refrigerator/freezer with a new stainless steel one with water hook-up Note: existing gas range and hood fan to remain in place (cover/protect) Cabinets & Countertops: Shall be installed in full accordance with manufacturer�s recommendations so as to preserve all warranties. PERFORMANCE PERIOD: September 18, 2023, to October 31, 2023. WORK HOURS: 7:00 AM to 4:00 PM Local Monday through Friday, excluding Federal Holidays. All dimensions in the concept drawings are approximate and are to be confirmed by the Contractor prior to ordering any products or materials. Contractor is responsible for removing debris off-site, regular cleaning, and a final clean-up of the work area. Product Data: Contractor shall submit physical samples for all items (paint, fixtures, flooring, etc.) to customer for final approval prior to installation. Cabinetry Measurements: The contractor shall be responsible for measuring and verifying the area and perimeter of the kitchen space receiving new cabinets and granite countertops. Contractor to prepare the proper 20/20 cabinetry drawings for product orders, installation, etc. 20/20 is the program specific for cabinetry fabrication, supply & installation. Product Data: Contractor shall submit physical samples to customer for approval prior to installation. 1. The contractor shall remove and dispose of offsite all existing cabinets that will be replaced. 2. Replace all upper cabinets & lower cabinets with the following specifications: a. KitchenCraft Cabinetry (or of the same quality or better). b. Layout as indicated on the Kitchen Design Concept Final and Product & Materials Selections. c. Shaker door style https://www.kitchencraft.com/products/shaker. d. Maple species in the Alabaster Painted Finish, Door & Drawer profile to match: 5-piece drawer construction. e. Natural maple interior. f. Full extension drawers with Blum hardware, Dovetail Drawer Construction, 13""D upper cabinets. g. Cabinet Accessories: ��������������� (1) Pull Out Drawer for Pantry ��������������� (2) Double Recycling Center ��������������� (3) Ecofil Recycling Center ��������������� (4) Tray Dividers ��������������� (5) Corner Lazy Susan ��������������� (6) Utensil Drawer Insert ��������������� (7) Single Recycling Center h. All plywood component cabinetry that meets ANSI/HPVA HP-1 standards. i. �5/8� plywood sides and top and bottom. j. fully concealed, six-way adjustable soft-closing hinge. k. KCMA Quality Certified cabinets. l. Contractor shall install toe kicks and end panels as necessary. m. Add under-cabinet lighting. Countertop and backsplash Contractor shall install countertops Hanstone Quartz (or similar) single slab, no seam, and backsplash ��3� x 8� Fan Ash Mix Glossy wall tile applied horizontally, brick pattern 1/16� grout to match. Plumbing Works Make any necessary adjustments for required supply and drainage piping for the work to be completed in the �Final Kitchen Design Concept.� Supply and install two new stainless-steel sinks and commercial grade faucets as indicted in the Kitchen Design Concept Final. Flooring Remove existing floor and install new floor with under floor electric heating as per manufacturer�s installation instructions, new floor Vincent Grey Stone commercial grade tile (or similar � but must be non-slip) Size 12� x 12� or 24� x 24�. Painting Paint includes painting and finishing of exposed interior item. �Paint� as used herein means all coating system materials including primers, emulsions, fillers, and other applied materials whether used as prime, intermediate, or finish coats. The extent of the paintwork is to paint all the damaged surfaces as a result of the work in this contract. Apply paint in accordance with manufacturer's instructions. Minimum of two coats. Electrical Electrical � new outlets required as per international electrical code or local code requirements whichever is more stringent. �Contractor to coordinate ESA inspection and provide certificate to us. Contractor will be required to correct all work-related issues identified by ESA. All countertops will require GFCI protection. Remove receptacles and switches (and replace with new) as indicated final kitchen design concept and install new.
