��� Presolicitation Notice/Advertisement ��������������� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Alabama City: Birmingham Delineated Area: EAST- U.S. Hwy 31/US Hwy 280 SOUTH- Highland Ave./12th Ave. South WEST-16th Street South, NORTH - 4th Avenue South Minimum Sq. Ft. (ABOA): 17,729 Maximum Sq. Ft. (ABOA): 18,615 Space Type: Office Parking Spaces (Total): Parking must meet or exceed local code Parking Spaces (Surface): 3 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Years Firm Term: 5 Years Option Term: 5 Years Additional Requirements: Space must be contiguous. Narrow or oddly shaped configuration of space will not be considered, nor will space with column spacing less than 20 feet.� Space shall be located in a prime commercial office District with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks shall be well-maintained. The on-site parking-to-square-foot ratio available shall at least meet current local code requirements, or in the absence of a local code requirement, on-site parking shall be available at a ratio of 1 space for every 1000 Rentable Sq. Ft. (RSF) of the building area. Access to public transportation should not exceed .25 miles from the building entrance. A variety of inexpensive and moderately priced fast food and/or eat-in restaurants shall be located within .25 miles from the building entrance. Other employee services, such as retail shops, cleaners, banks, etc., shall also be located within this area. The space should not be located on the same floors of the same building as law enforcement elements of the Department of Homeland Security or other law enforcement offices where police actions are frequently observed. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain).
