Description
General Services Administration (GSA) seeks to lease the following space: City/State:�Northern Virginia Delineated Area:�Northern Virginia Minimum Sq. Ft. (ABOA):�61,546 Maximum Sq. Ft. (RSF):�70,000 Space Type:�Office, Warehouse and Related Space Parking Spaces (Reserved):�6 spaces (included in rent) Parking Spaces (Unreserved):�264 (not included in rent) Full Term:�20 years Firm Term:�20 years Option Term:�N/A Additional Requirements: - Warehouse Space: Approximately 16,500 ABOA SF will be utilized as warehouse space; the balance will be utilized as office space. - Warehouse Area Ceiling Height: ceiling height must be a minimum of 20� clear throughout the warehouse space. - Loading Docks: minimum of four (4), forty-eight (48) inches high, measuring at least 10� tall by 8� wide and equipped with an electrically operated bay door and a dock leveler;� - Security: The offered building must have the ability to accommodate ISC Level III Security Requirements. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.� In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, CBRE, Inc. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Not all minimum requirements are stated in this advertisement. Expressions of interest must include the following information: 1.�������� Building name, address, and age; 2.�������� Location of space in the building and date of availability; 3.�������� Rentable square feet (RSF) offered and rate per RSF; 4.�������� ANSI/BOMA office area/usable square feet (ABOA SF) and rental rate per ABOA SF, full service, meeting GSA�s standard building shell requirements and inclusive of the following: a)�� Tenant Improvement Allowance (TIA) of $63.87/ABOA SF b)�� Building Specific Amortized Capital (BSAC) Allowance of $25.00/ABOA SF 5.�������� Name, address, telephone number, and email address of authorized contact; 6.�������� Scaled floor plans (as-builts) identifying offered space. 7.�������� Information on project and building ownership.
