- U.S. GOVERNMENT The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Queens, NY Delineated Area: Northern Boundary: Rockaway Blvd./Belt Parkway South Southern Boundary: Jamaica Bay West Western Boundary: Belt Parkway/Lefferts Blvd. Eastern Boundary: Brookville Blvd./Rockaway Blvd See map below Minimum Sq. Ft. (ABOA): 30,019 Maximum Sq. Ft. (ABOA): 31,520 Space Type: Office and Related Space Parking Spaces (Total): 130 parking spaces Parking Spaces (Reserved and Secured): 130 surface, onsite parking spaces secured and reserved for the exclusive use of the Government Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: ? A dedicated sally port/garage will be required for secure access into the building for deliveries by Government vehicles, including detainee buses and vans. ? Space must be contiguous on one floor. ? Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. ? Subleases are not acceptable. ? The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Handicapped Accessibility. ? The Government shall have access to the space 24 hours a day, 7 days a week ? Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. ? The Government requires a fully serviced lease. All services, janitorial supplies, utilities and tenant alterations are to be provided as part of the rental consideration. ? The Government will require two separate entrance points to the site/building including the construction of guard houses at each entrance: The Main Egress Guard House (ME), which will be the main entry to the site/building and the only entry point used by the general public; and the Secondary Egress Guard House (SE) which will serve as a secondary site entrance for Government employees and delivery vehicles only, including detainee/criminal buses/vans requiring access to Sally Port. The ME shall provide preliminary visitor screening to be determined by the Government, and the required visitor parking will be located adjacent to the ME. ? The building shall not be located adjacent to, in close proximity or and/or within residential areas, educational facilities, religious facilities, and/or retail centers. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal package that will be sent out pursuant to this advertisement. Expressions of Interest must be received in writing no later than March 10, 2023 at 4:00 PM Eastern Time, and should include the following information at a minimum: � Building name and address; � Location of space in the building and date of availability; � Rentable Square Feet (RSF) offered and full service rental rate per RSF; � ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF; � Floor plans (as-built) identifying offered space; � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
