General Services Administration (GSA) seeks to lease the following space: State:��Colorado City:��Greenwood Village and vicinity Delineated Area: North: E Hampden Ave. West: S. Colorado Blvd. from E. Hampden Ave. to E. Quincy Ave. to S. Holly St. to E. Dry Creek Rd. to S. Yosemite St. to Lincoln Ave. South: Lincoln Ave. East: Peoria St. from Lincoln Ave. northerly through Centennial Airport to E. Belleview Ave. to S. Yosemite St. to E. Hampden Ave. Refer to attached map depicting the above. Minimum Sq. Ft. (ABOA):��12,594 Maximum Sq. Ft. (ABOA):��13,223 Space Type:��Specialized Office. Approximately 11,333 SF will be SCIF space, 300 SF of storage space and 961 SF of general purpose office space. Parking Spaces (Total):��Must meet local code, including 1 GOV Parking Spaces (Reserved):��1 GOV (surface or structured) Full Term:��12 years Firm Term:��8 years Option Term:��None Additional Requirements: Space must be contiguous and located on a single floor. Bifurcated space cannot be considered; Space must be located in a prime commercial office building or office park with professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use; Space must be located on or above the 6th floor of the building above street level; SCIF space must be designed and built to meet all ICS/ICD 705 standards in addition to meeting all local codes and lease requirements; Structured parking beneath the building or tenant occupied space CANNOT be considered. Structured parking adjacent to the building is permissible; Minimum drop ceiling height is 9�0�; The true floor and true ceiling must be concrete slab; Offered space must not have significant design constraints (irregular shapes, large columns, tight column spacing, etc.); Offered space will house approximately 70 employees; Offered space must be capable of meeting the FSL Level 2 security requirements. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance or 0.2-percent-annual chance floodplain (formerly referred to as �100-year�/�500-Year� floodplain).
