Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Wisconsin City: Milwaukee Delineated Area: North: Hampton Ave South: Lincoln Ave East: Lake Michigan West: 84th Street Minimum Sq. Ft. (ABOA): 29,281 contiguous Maximum Sq. Ft. (ABOA): 30,745 contiguous Space Type: Office Parking Spaces (Total): 97 Parking Spaces (Surface): 55 Parking Spaces (Structured/Reserved): 42 Full Term: 15 years Firm Term: 10 years Option Term: NA Additional Requirements: �Subleases are not acceptable. �The Government shall have access to the space 24 hours a day, 7 days a week. �Loading Dock or a private way into the loading area or an elevator that goes from the floor of the space, and or an area to bring in detainees privately, offeror will need to display the path of entry. Contiguous space on a single floor or adjoining floors is required. Offered space must be located on the 2nd floor or higher. If 2nd floor or higher space is not available, 1st floor space will be considered if the Government is the sole tenant with secured onsite parking, a 20 ft. setback from the building to all sidewalks, access streets, parking lots, and adjoining streets, a fence meeting the Government�s specifications and blast film (if necessary). First floor space in a multi-tenant building will also be considered if the other tenants are not retail, TV Stations, Radio Stations, or Print Media offices; Neighboring tenants do not/will not cater to heavy public use or heavy foot/vehicle traffic. Offered space cannot be collocated with other Federal, State, local government agencies or private firms whose primary clientele are involved in or have ties to criminal elements. Offered space cannot be located in any building or within 1,000 walkable feet of agencies providing probation, and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs. Building entrances/exits are not to be located within a 1,000 feet minimum boundary, line of sight or within the vicinity of a drug-free zone, or 1,000 walkable feet from a school/park/day care center boundary, residential/hoteling/shopping center. Parking requirements: Structured parking is defined as a partially or fully enclosed parking area that resides within a building or as a standalone parking structure. Structured parking is preferred, but secure outside surface parking will be considered on a case-by-case basis; provided it is onsite and can be secured to agency site-specific requirements. Agency will conduct a security risk assessment of each site offered to determine if a fence is required. At minimum, a fence will be required for special�purpose and seized vehicles. The preference is for garage parking which will have a min. 14� clearance for access by technical equipment vans. All spaces shall be clearly striped and numbered. Handicapped spaces shall be designated. Secure parking shall be designed to have, at a minimum, two 14� high by 14� wide electronically operated rollup doors. Facilities that provide underground parking shall have access-controlled parking restricted to building tenants only. Facilities with open/general public parking below the building proposed for the tenant office shall not be considered. Expressions of Interest should include the following: 1. Building name and address and location of the available space within the building. 2. Tenant names located in the building. 3. Floor plans of the space. The building site/lot plans, entire interior building layout drawings/pictures (with dimensions shown preferably) reflecting the space that is being offered. 4. Rentable square feet (RSF) available, and the floor where the space is available. 5. ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. 6. Expected rental rate per rentable square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 7. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). 8. Date of space availability. 9. Building ownership information. 10. List of building services provided. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance�(formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Milwaukee, Wisconsin, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
