Description
The Department of Veterans Affairs desires to lease 4,158 Net Usable square feet in Melbourne, Florida for use as a Veteran s Center for Readjustment Counseling Services. Readjustment Counseling Service (RCS) requires that all leased space shall be located on the first floor. Proximity to gun stores, pawn shops, adult entertainment clubs, liquor stores, medical (or otherwise) marijuana distributors or methadone clinics are precluded within a walkable ¼ mile of the Vet Center. Offered space must be centrally located and public transportation shall be located within the immediate vicinity of the building, but generally not to exceed a walkable one mile. Alternatively, two or more public or campus bus lines usable by Veterans shall be located within the immediate vicinity of the building, but generally not to exceed a walkable ¼ mile. On-site parking for 20 vehicles including 8 designated ADA compliant spaces. There is a requirement for an easy entrance and exit to the parking area to accommodate special needs transportation. A full-service lease for up to 20 years will be considered (5-year firm term). Occupancy is required by August 1, 2023. The above requirements must be satisfied in order to submit a proposal. If any of the above requirements are not met, your proposal will be considered non-responsive and will not be accepted. Proposals are due on or before January 09, 2022, at 2:00pm EST. Space within or on the following boundaries will be considered: North Boundary: Ellis Rd./ W. Nasa Blvd South Boundary: Palm Bay Rd NE East Boundary: S Harbor City Blvd West Boundary: St. Johns Heritage Pkwy Expressions of interest shall include the following: 1. Building name, address, and age 2. Location of the available space within the building 3. Rentable Square Feet (RSF) available and expected rental rate per RSF 4. ABOA/Net Usable Square Feet (NUSF) to be offered and expected rental rate per NUSF 5. Building ownership information 6. Amount of parking available on-site; include its cost and indicate whether the expected rental rate includes such required for Government parking (if applicable). 7. Date of space availability 8.
