Description
This announcement constitutes the only solicitation; proposals are being requested and a written solicitation will not be issued. **PLEASE SEE ADDITIONAL DOCUMENTS FOR MORE DETAILS ON THE REQUEST FOR LEASE PROPOSALS** A. The Government is seeking a minimum of 19,920�(rentable) to a maximum of 30,000�(rentable) of American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Office Area (ABOA) square feet (SF) of contiguous Office space within the Area of Consideration set forth below. B. The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in good condition and acceptable to the LCO. If not a new Building, the Space Offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. It is preferred that the space have an open floorplan for the installation of cubicles, 3 large conference rooms, a break area, a server room and a minimum of five offices (or the ability to build-out the space to meet these requirements). C. The Government requires a minimum of 115 surface/outside parking spaces, reserved for the exclusive use of the Government. Five of these spaces must be secured and lit in accordance with the Security Requirements set forth in the Lease. Offeror shall include the cost of this parking as part of the rental consideration. D. The lease term may go up-to 20 years with a negotiable firm term followed by a series of renewal option terms (full-service lease pricing to include utilities), with Government termination rights, in whole or in part, by providing not less than 90 days' prior written notice. ** CLARIFICATION: The Government will entertain lease terms other than full service. E. Lease Documentation will follow the GSA Global Lease format. Lessor must maintain an active SAM.gov account throughout the life of the lease and must provide all necessary documentation requested by the Government as needed for the completion/execution of the lease. F. Occupancy is required in accordance with the schedule outlined in the Schedule for Completion of Space paragraph under the Lease.
