�U.S. GOVERNMENT � � � � � � � � � � � � � � � � � � � � � General Services Administration (GSA) seeks to lease the following space: State: TX City: El Paso Delineated Area: North: Franklin Mountain State Park East: US-54 (Patriot Freeway) South: Paisano Drive West: West Doniphan Drive Minimum Sq. Ft. (ABOA): 3,127 Maximum Sq. Ft. (ABOA): 3,448 Space Type: Office Parking Spaces (Total): 4 Parking Spaces (Surface): 4 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 4 Full Term: 10 Firm Term: 5 Option Term: n/a Additional Requirements: Lab area within the space with the following requirements: � 5 Duplex outlets (2 should be GFI) - Should be between upper and lower cabinets � a 2-foot clearance between the upper and lower cabinet � 1 Data � 1 occupancy sensor � 1 Stainless steel lab sink with goose necked facet � 1 eye wash � 1 � HP garbage disposal � Upper and lower cabinets on 3 walls � Upper cabinets to the ceiling � 1 Hood vented to the exterior wall � Sound batting Shatter proof glass in vestibule 1st floor office or Freight Elevator 09/2020 Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). The U.S. Government currently occupies office and related space in a building under a lease in El Paso, TX that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The space will be occupied by a customer facing agency. Expressions of Interest Due: 12/25/2022 Market Survey (Estimated): 01/23/2022 Occupancy (Estimated): 9/13/2023 Expressions of Interest (EOI) must include the following information: � Building name and address and location of the available space within the building; � Available Space o Indicate whether EOI is ANSI/BOMA office area square feet (ABOAF) to be offered /or Rentable square feet (RSF) available o If RSF, please provide Method of rentable space measurement; � Fully Serviced Rate o Indicate whether rate is per and expected rental rate per rentable square foot, fully serviced. or if the rental rate is per ABOAF, fully serviced. o Indicate whether or not quoted rental rate includes an amount for tenant improvement and state the amount, if any � Date of space availability � Building ownership information; 09/2020 � If applicable, Amount of parking available on site and its cost.
