Description

The Government is seeking office space in the San Juan Metro Area, preferable�near several commercial food establishments to accommodate 400 employees. Facility: must have 140,000-150,000 sqft; must be�compliant with ADA/ABASS regulations and OSHA standards (including fire suppressor); must have 500 secured parking for staff and Fleet�vehicles, out of which facility must have a minimum of 7 ADA parking (2 Van accessible parking); must have a backup power generator�and water reserve cistern; must have a small warehouse with roll up door & loading dock; must have two (2) IT Server/Network/Communications Rooms with an Independent console connected 24/7 to the emergency generator and shall receive cooling at all times�(24 hours a day, 365 days a year); the temperature of the Server/Network/Communications Room shall be maintained at a maximum of�72� degrees (Fahrenheits) with a humidity control not to exceed 60% relative humidity, regardless of outside temperature or seasonal�changes. Lease will include wrap-around services including Janitorial Services, Pest Control, HVAC Maintenance, Facility Maintenance�(including to the loading doors and loading dock, and quality control and fuel, as needed for the Generator and Water Cistern). Hours of�operation will be Monday through Sunday from 7am to 7pm. The required lease term is eighteen (18) months with six (6) months firm, 90- days notice to terminate.
