Description
General Services Administration (GSA) seeks to lease the following space: State: Tennessee City: Memphis Delineated Area: North: I-240 South: Shelby Drive East: US 78 (Lamar Avenue) West: I-55 See map below Minimum Sq. Ft. (ABOA): 11,215 SF Maximum Sq. Ft. (ABOA): 12,684 SF Space Type: Office Parking Spaces (Total): 22 Parking Spaces (Surface/Reserved): 22 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: Offered space must be contiguous in following blocks of space: -Range of 9,564 -10,665 ABOA SF -Range of 1,651 - 2,019 ABOA SF Access required 24 hours a day, 7 days a week, 365 days a year. Offered space shall not be collocated in buildings or areas that handle, store, or ship hazardous materials. The Space shall be located in a modern quality Building of sound and substantial construction with a fa�ade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, Agency Specific Requirements and Facility Security Level III Requirements by the occupancy date per the terms of the Lease. Note: ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. Lessor shall comply with additional COVID-19 routine cleaning and disinfection in the facility/building. The custodial vendor shall use a disinfectant from the EPA-registered list of products identified as effective against Novel Coronavirus SARS-CoV-2 (see list), or other product containing the same active ingredient(s) at the same or greater concentration than those on the list. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Memphis, TN that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
