Advertisement ��������������������������������������������������������������������������������������������������������� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:�Florida City:�Orlando Delineated Area: North: Starting at Interstate 4/SR-400 & Florida�s Turnpike, head northeast on Interstate 4 and then quickly merging onto Millenia Blvd towards Holden Rd; continuing west on Holden Rd until reaching Orange Ave S/Highway 527, then head south on Orange Ave S/Highway 527 until Hansel Ave; merge onto Hansel Ave briefly, and then head east on Hoffner Ave/Highway 15; East: Continuing south on Highway 15/Narcoossee Rd until reaching Highway 417/Central Florida Greenway; South: Follow Highway 417/Central Florida Greenway west until reaching World Center Pkwy/World Center Drive and head west until reaching Interstate 4/SR-400; West: Head north on Interstate 4/SR-400 until reaching Florida�s Turnpike, then head northwest until reaching Interstate 4. (ABOA):�27,816 Space Type:�Office, Warehouse & Related Parking Spaces (Total):�0 Parking Spaces (Surface):�0 Parking Spaces (Secured):�0 Full Term:�20 Years Firm Term: 15 Years Option Term:�N/A Additional Requirements: Offered building must have at least two (2) loading docks or other loading area that meets agency requirements. Offered building must have a ware yard or must be able to accommodate 53� long 18-wheeler deliveries. Offered building must have both warehouse and office space. The warehouse portion of the space must be climate-controlled to ~72 degrees. Space shall be located in a modern quality building of sound and substantial construction with a facade of stone, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.� If not a new building, the space offered shall be in a building that has undergone, or will complete by occupancy, modernization, or adaptive reuse for the space with modern conveniences. The occupancy will be required to comply with Facility Security Standard Level 1 and other security requirements determined by GSA. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions, and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. The Government reserves the right to disregard as inadequate any responses to this notification that fail to include the property-specific information listed below as being mandatory submissions in responding to this notification. Not all minimum requirements are reflected in this advertisement. At this time, the Government is only considering existing buildings.� New construction options may be considered only if the building can meet the required delivery date for occupancy. Expressions of Interest must be received in writing no later than September 9, 2022�by 5:00 PM Eastern Time, and should include the following information at a minimum: 1.�������Building name/address and the location of available space within the building; 2.�������Rentable square feet (RSF) available; 3.�������ANSI/BOMA office area (ABOA) square feet to be offered; 4.�������Date of space availability; 5.������ Offered rental rate per RSF; 6.�������Building ownership�information; 7.�������Amount of parking available onsite and its cost; 8.�������Energy Efficiency and renewable energy features existing within the building; 9.� � � �Floor Plan; 10.����� Name, address, telephone number, and email address of authorized contact; Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
