- Description
- The US General Services Administration (GSA) is seeking to lease a minimum of 6,802 usable square feet of office and 15 surface parking spaces.� The space will consist of 3,412 square feet of class A office space, and conference rooms, 2,409 square feet of special vault, restroom, and fitness space, and 900 Square feet of warehouse/garage space in which equipment may be stored or for minor vehicle repairs.� There shall be 3 secured structured parking spots (approximately 900 square feet).� The 15 surfaced fenced parking spaces are preferred to be on site, but located no more than 1 walking block from the offered space if parking is not available on site.� Site shall be monitored by a video camera security system.� All space must be windowed and contiguous on the first floor. Offered space shall be in a building, within the delineated area the present city Limits of Rapid City, SD. Buildings on the Historic Register, eligible for the Historic Register, or within a Historic district within the delineated area are encouraged to offer.����� The site MAY NOT be located in the either the 100 year or 500 year floodplain.� All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration.� Other agency specific requirements are 24/7 access.� The site shall have easy and safe ingress and egress for motor vehicles.� In addition, the requirement would be most preferred to be located in areas which are zoned as Industrial and/or commercial in which those are not within close proximity (less than � mile) to residential, schools, community centers or other similar facilities of social gathering. The building, space, and all parking must be accessible for the physically challenged in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS).� Building space shall meet all fire and life safety and federal seismic requirements.� The lease term shall be for 15 years, 10 years firm with completion of tenant improvements and occupancy preferably by August 1, 2023 or sooner. To satisfy Executive Order 12072 and accommodate the agency's mission requirement to stay within close proximity of major highways, and the 6802 ABOA/approximately 7822 BOMA RSF of contiguous space must be with the following delineated area: �Entire city limits of Rapid City, South Dakota with close proximity to major access roads such as Interstate 90, US 16, SD 44, and SD 231/445.� Agency is seeking a fifteen (15) year lease, ten (10) year firm term fully serviced lease.
