- U.S Dept. Of Interior, Office of Facilities and Administrative Services / Office of Aviation Services, is interested in leasing approximately 1,655 square feet of hangar space in the vicinity of the Bombay Hook National Wildlife Refuge Visitor Center, Delaware, for a Dahler Kodiak, along with adjacent locker storage space. LEASE TERM: Five (5) years; five �(5) years firm term. The hangar is required in proximity to Bombay Hook National Wildlife Refuge Visitor Center, 2501-2599 Refuge Entrance Rd, Smyrna, DE 19977, and within the following Delineated Area: North: Commencing on the south side of the Chesapeake & Delaware Canal at the Chesapeake City Bridge, continuing east along the Canal to the Delaware River.� � �East: Starting at the corner of the Chesapeake & Delaware Canal and the Delaware River, continue south on the west shore of the Delaware River to a point on Slaughter Beach at 38.933164, -75.316531.�� South: Starting at said point on Slaughter Beach continue west to and on Cedar Beach Road that becomes Southeast Front Street, north on Walnut Street, northwest on Northwest Front Street that becomes Milford Harrington highway that becomes Clark Street, southwest on Commerce Street, north and then northwesterly on West Street, continuing northwest on West Street that becomes Park Brown Road (Rd 275), then west on Burnite Mill Road (Rd 57), northwest on Whiteleysburg Road (Rd 314), to the corner at Greensboro Road (Rd 313). West: From the corner of Whiteleysburg Road and Greensboro Road, continuing northly on Greensboro Goldsboro Rd, then northwest on Oldtown Road, then westly on Goldsboro Road (Rd 313), northwest on Roberts Station Road (Rd 19), north on Walnut Street, northeast on Main Street, north on Church Hill Road that becomes Maple Ave (Rd 213) then northly along Washington Ave then Augustine Herman highway, to the Chesapeake City Bridge. Building must be capable of meeting the Government�s security requirements.� All services, supplies, and utilities are to be provided as part of the rental consideration. �Brokers or agents may represent property owner, but written authorization from the owner is required.� Subleases are not acceptable. Space should not be located within the 100-year flood plain Space shall be located in a hangar park within an airport open to the public.� Hangar SF and door shall be sufficient to store a Dahler Kodiak float plane. Minimum Aviation and Aviation Asset Requirements: � ������������ A lit, paved (asphalt) runway, with a minimum length of 4,000 ft, width greater than 50 ft. �������������� 24/7/365 fuel service for Avgas & Jet A � ������������ Minimum of 1,575 square feet of insulated cooled / heated hangar space � ������������ Minimum hangar door height for offered space is 18�. � ������������ Maintenance staff stationed at the airport that is certified and can evidence a minimum of one year experience on: �� i.� ������� Dahler Kodiak Airframe and Powerplant services; �� ii.��������� Avionics Maintenance Support; �� iii.�������� FAA 145 Repair Station Certificate; and �� iv.������� Daher Kodiak Floats � ������������ On-site parking must meet/or exceed local code.� Reserved car parking spaces, if required, must be available adjacent or in close proximity (as defined by the Government) to the hangar. � ������������ All offered space must be contiguous within the building �� � � � � � �The leased space:�� � � i.� � � � �Can be within a shared hanger � �ii.�������� Shall be insured and in compliance with local government and airport authorities� requirements. � �iii.������� Have access to runway. � �iv.������� Be 24-hour secured facilities. � v.�������� Have pilot access to the aircraft outside of normal business hours. � vi.������� Have lighting and 110 power available to charge batteries. � vii.������ Shall be climate controlled for heating for winter weather. � viii.����� Have gear storage space (two large metal lockable type cabinets) � ix.������� Have a minimum of one large fire extinguisher. � x.�������� Include aircraft ground handling. � xi.������� Have janitorial services. � xii.������ Have a bathroom in hanger or within close proximity at FBO. � xiii.����� Have parking access for at least one pilot and one observer. To submit a location for inspection, please forward information by 4:30 PM Est, April 21, 2022. Submissions via email with PDF attachments is acceptable.� Expressions of interest should include airport and building name and address, location of space in the building, rentable square feet offered, a site plan of the airport, and site plan or floorplan for the offered building and the Project Number � DOIOAS-DE-2204. Space shall conform to GSA and FAA requirements for fire and life safety. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. Occupancy is required in approximately June 2022.� �Prior to award the lessor shall have current registration in SAM.gov and maintain registration during lease tern.
