Description
General Services Administration (GSA) seeks to lease the following space: State:�North Carolina City:�Greensboro Delineated Area: North: Fordham Blvd. South: Hilltop Rd. East: Fairfax Rd. West: Bridford Pkwy Maximum Sq. Ft. (ABOA):�12,060 SF Maximum Sq. Ft. (RSF):�13,869 SF Space Type:�Office Parking Spaces (Total):�3 Parking Spaces (Surface):�3 Full Term:�17 years Firm Term:�15 years Option Term:�N/A Additional Requirements: The offered space must be contiguous. This includes stacked space and space spanning one floor. The offered space must not be located in the basement, ground, or first floor. Columns within the offered space must be no less than 25� apart. The offered space must have a minimum ceiling height of 9 feet (floor to ceiling tiles). The proposed building must have a loading dock and freight elevator for Government use. Space must not be located within or adjacent to a shopping center. The building must have an existing fire stairwell(s) for emergency egress (located within the offered space and/or in the common area). The Government requires 24/7 access to the proposed building and its space. The Government prefers covered parking. Public transportation must be located within � of a walkable mile distance from the proposed building. The building should not be in a high-crime (statistically) area. The property grounds and parking areas must be well-lit. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100/500 year flood plain.
