Ft. (ABOA): 3,366 ABOA SF Maximum Sq. Ft. (ABOA): 3,534 ABOA SF Space Type: Office Parking Spaces (Total): 4 Reserved Structured Spaces Parking Spaces (Surface): 0 Parking Spaces (Structured): 4 Reserved Structured Spaces Parking Spaces (Reserved): 4 Reserved Structured Spaces Full Term: 20 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: No strip-mall type properties will be considered. No facilities containing other high-risk tenants (probation offices, halfway houses, needle exchange offices, drug rehabilitation centers, welfare/unemployment offices) Area Criteria:� these criteria apply to a 3 square-block radius or equivalent area from the proposed Agency occupied building: No incidents of vagrancy, homelessness, panhandling, or transient encampments. No incidents of common gang signage such as graffiti, personnel loitering and displaying of �colors� or flashing gang signs No evident incidents of prostitution such as open loitering and soliciting No evident incidents of drug sales No night clubs/bars where >75% of the revenue comes from sales of alcohol No gambling establishments where >50% of the revenue comes from gambling No cash-advance or title loan establishments Crime Rates less than Moderate with an average law enforcement response time of less than 10 Minutes Sufficient available on-site, no fee parking for Agency personnel and government owned vehicles Mass transit drop off/pick up locations within the 3-block enclave described above Property security capabilities: in facilities where the US Federal Government will not control the entire facility, property must feature: Surveillance capabilities (guard patrols and posts or electronic) Appropriate external security lighting Appropriate internal security and emergency lighting (i.e., common area�exterior to Agency proposed space) Appropriate internal public address or mass notification system for which the government will be permitted direct access. Permission to install at Government cost through the buildout project, within and adjacent to the proposed Agency space, systems, infrastructure, and hardware supporting video surveillance, intrusion detection, audio and video intercom, and automated physical access control systems. Appropriate HVAC filtration and HVAC shutoff capability for which the government will be permitted direct access. Assurances of compliance with exterior standoff requirements for items such as dumpsters, trash and recycling receptacles, and other exterior features. Assurances of compliance with exterior landscaping requirements such as requirement to trim shrubbery in such a way to permit surveillance and detection of threat personnel and devices. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). The U.S. Government currently occupies office and related space in a building under a lease in South Bend, IN, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
