- The General Services Administration (GSA) seeks to lease the following space: City/State: Riverdale, Maryland Delineated Area: Suburban Maryland Minimum Sq. Ft. (ABOA): 104,882 ABOA Approximate Sq. Ft. (RSF): 104,882 RSF Space Type: Warehouse and Related Space Parking Spaces (Total): 11 parking spaces, or parking in accordance with local code, whichever is greater Full Term: 15 years Firm Term: 15 years Option Term: N/A Additional Requirements: The offered building must have the ability to accommodate ISC Level II Security Requirements. The offered building must also have the following: 1. Be accessible by a good road system that accommodates tractor-trailer trucks. 2. Minimum warehouse ceiling height of 20�. 3. Minimum column spacing of 43�. 4. Ten (10) total loading dock doors required; Two (2) of those docks enclosed, humidity controlled, with insulated doors. Five (5) hydraulic dock levelers required. 5. One (1) drive in bay required with minimum dimensions of 14�x12�. 6. Enclosed docks should be large enough to hold a tractor-trailer truck (Overhead clearance at least 15�). 7. Cold storage area is required, approximately 12� x 40� The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making�this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The Government�s decision regarding whether to relocate will be based, in part, on information received in response to this notification. In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government�s requirements. The Government anticipates the incumbent Lessor may compete for this procurement. The Government is seeking to improve its current occupancy efficiencies and anticipates that some of the existing space will need to be redesigned and renovated. All informational rental quotations for the incumbent Lessor should include any swing space plan necessary to achieve the Government�s objectives. Subleases will not be considered. Not all minimum requirements are reflected in this advertisement. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100-year flood plain. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location of space in the building and date of availability; 3. Rentable square feet (RSF) offered and rate per RSF 4. ANSI/BOMA office area/usable square feet (ABOA SF) and rental rate per ABOA SF, net of water, electricity and gas, and inclusive of a Tenant Improvement Allowance (TIA) of $9.83/ ABOA SF; meeting GSA�s standard building shell requirements;. 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as built) identifying offered space; 7. Information on project and building ownership. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
