GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Alabama City: Birmingham Delineated Area: Central Business Area of Birmingham, AL: North: 11th and 12th Avenue N. South: 10th, 11th, 12th Avenue S. East: RR Tracks, 32nd St. N., and U.S. Hwy. 280/31 West: I-65 and 8th St. S. Minimum Sq. Ft. (ABOA): 32,298 Maximum Sq. Ft. (ABOA): 32,298 Space Type: Office & Other Parking Spaces (Total): 63 structured Parking Spaces (Reserved/Secured): 63 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Location/Site: � Offered space is not to be located in any building or within 1,000 walkable feet of the following uses: o Private firms whose primary clientele are involved in or have ties to criminal elements. o Agencies providing probation and/or parole services o Halfway houses, o Agencies providing drug abuse counseling/rehabilitation programs, o Agencies providing social service agencies and welfare type programs, o Agencies providing welfare type programs o Private law firms representing drug offenders � Offered space building entrances/exits are not to be located within a 1,000-foot minimum boundary of the following: o Drug-free zone o Hospital o A day care center boundary o A park o A school o Areas where drug activities are prevalent. o Hotels and or motels o Print media offices o Radio stations o Residential housing o Shopping centers o Stadiums/arenas o TV stations Parking � Structured and secured parking is required and offered parking area must be discrete and accessible 24/7. � A building shall be equipped with at least two points of ingress/egress with a direct route to the offered space. � Facilities with open/general public parking below the building proposed for the tenant office will not be considered. Building/Layout � Offered space shall be contiguous in the following blocks of space: 9,744 ABOA SF and 22,554 ABOA SF. � Offered space cannot be located on the first floor. � If offered space is on the 2nd floor or higher a building equipped with a loading dock or loading area is required. � If offered space is on the 2nd floor or higher a building equipped with a freight elevator is required. � If offered space is located on the top floor, there cannot be roof access within the offered premises. � The proposed facility must meet Facility Security Level III requirements including but not limited to setbacks, emergency generators, vehicle barriers, and shatter-resistant window protection on all exterior perimeter windows. � Space shall be accessible to staff 24 hours a day, 7 days a week, and 365 days a year. � The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. � The offered space must provide for an efficient layout as determined by the GSA Lease Contracting Officer. � Other typical and special requirements as called for in the Request for Lease Proposal (RLP) package. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. The U.S. Government intends to award a succeeding lease using other than full and open competition for an existing lease located at 920 18th Street North, Birmingham, AL 35203-1000.
