Advertisement ��������������������������������������������������������������������������������������������������������� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Georgia City: Atlanta Delineated Area: North: Interstate 285 from intersection with Highway 400 to intersection with Henderson Mill Road NE; South: Briar Cliff Road NE to Sheridan Road NE to Lindbergh Drive NE; East: Henderson Mill Road NE; West: Highway 400; Minimum Sq. Ft. (ABOA): 77,529 ABOA SF Maximum Sq. Ft. (ABOA): 77,529 ABOA SF Space Type: Office, Lab, Storage, and Secure Space Parking Spaces (Total): 326 Parking Spaces (Surface/Structured): 326 Parking Spaces (Reserved): All 326 spaces shall be reserved. Full Term: 20 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: If located in a multitenant building, space on the second (2nd) floor or higher is required. Risk/vulnerability assessment of the property will be made on a case-by-case basis. The following entities must not be collocated in the building of the offered space: A. Federal, State, and local agencies whose primary clientele are involved in or have ties to criminal elements. B. Private firms whose primary clientele are involved in or have ties to criminal elements. C. Agencies providing probation and/or parole services D. Agencies providing drug abuse counseling/rehabilitation programs E. Agencies providing social services F. Halfway houses G. Residential unit This will be considered at agency discretion as part of the risk assessment. Building entrances/exits cannot be located within close proximity (minimum 1,000 walkable feet) of certain locations, which include but are not limited to: A. A Drug-free zone. B. Schools C. Areas where drug activities are prevalent. This will be considered at agency discretion as part of the risk assessment. Multi-tenant/multi-story commercial building with a ground level/under building drive through such as; Bank, Restaurant etc. where vehicles can easily access the drive through will not be acceptable. Agent cars must be secure - either covered or behind secure fencing (326 spaces as noted above). In addition to the parking noted above, the property shall have room for 30 - 40 visitor parking spaces. Property must have space for storage and staging of tactical vehicles - 25 total. Parking area requires a secure garage or sallyport for preparing tactical vehicles. Parking area requires a garage lift for working under cars. Building requires loading dock for semi-truck. Facility shall be designed for Security Standard Level III. DEA Warehouse areas (approx. 10,000 sf.) shall have a minimum of 20' ceilings. Building requires multiple entrances for security purposes. Space needs to be laid out to allow for security requirements either in a progressive floor plan, where spaces either radiate or step back from the most public to the most secure or private spaces or in a multi-story building. (Space shall be located on no more than four (4) contiguous floors). Offered building must be fully sprinkled. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. The Government reserves the right to disregard as inadequate any responses to this notification that fail to include the property-specific information listed below as being mandatory submissions in responding to this notification. Not all minimum requirements are reflected in this advertisement. New construction options may be considered only if the building can meet the required delivery date for occupancy. Expressions of Interest must be received in writing no later than February 11, 2022�by 5:00 PM Eastern Time, and should include the following information at a minimum: � Building name and address? � Location of space in the building and date of availability? � Date the building will be ready to begin constructing tenant improvements; � Scaled floor plans (as-built) identifying offered space? � Scaled site plan? � Estimated rental rate per rentable square foot (RSF); � Information on building ownership; and � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
