- The Department of Veterans Affairs (VA) currently occupies leased clinical space of 25,000 ABOA located at 7410 Dixie Highway, Louisville, KY. 40258. The VA intends to modify this lease contract to increase space by an additional 8700 ABOA. The VA will consider alternative lease properties that fall within the delineated area indicated below only if economically advantageous. In making this determination, the Government will conduct a financial evaluation and analysis of cost likely to be incurred through relocating, such as physical move cost, replication of tenant improvement, labor hours, site preparation, telecommunication infrastructure, non-productive agency downtime and other related cost to meet VA requirements. The Department of Veterans Affairs will only consider existing space of sound and substantial construction with the ability to meet all current federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, sustainability, zoning, OSHA, Joint Commission, and seismic protection standards per the terms of the Lease. ONLY EXISTING SPACE WITHIN OR FRONTING ON THE FOLLOWING BOUNDARIES IN LOUISVILLE, KY WILL BE CONSIDERED: North: Gibson Lane, Algonquin Pkwy, Winkler Ave, Eastern Pkwy East: I-65 South: I-265 West: Ohio River THIS NOTICE OF INTENT IS NOT A REQUEST FOR COMPETITIVE QUOTATIONS. No solicitation document exists, and no telephone inquiries will be accepted. Interested parties may identify their interest and capability to respond to the requirement by providing written notification to the contracting officer of this notice no later than 3:00pm Central Time, Friday, January 14, 2022. Information may be sent to Angela Bailey at angela.bailey5@va.gov. A determination by the Government not to compete the proposed modification to the contract based upon responses to this notice is solely within the discretion of the Government. This notice does not obligate the Government to award a contract, nor does it restrict the Government s ultimate approach. Expressions of Interest MUST contain all the following information in order to be deemed compliant and eligible for further consideration: Property owner name; DUNS Number; Address; Proof of Ownership; Point of contact (if Agent or Broker, must submit notarized authorization from owner); Phone number; Email address; The address and description of proposed property, (to include: floor plan, ABOA and RSF, and zoning and when it will be available); Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services and utilities included; Evidence of current financial capability; and A summary of any current, (last 5 years), relevant past experience managing commercial or Federal health care facilities of a similar size and scope. This is not a solicitation for offers nor a request for lease proposal. The Government will not pay for any costs incurred as a result of this Notice. NOTICE TO BROKERS: The VA is only gathering market information at this point in time. THE VA WILL NOT PAY COMMISSIONS.
