- Advertisement ��������������������������������������������������������������������������������������������������������� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: RLP No. 8TX3419 State: Texas City: Austin Delineated Area: North: Colorado River; West: TX-1 Loop; South: William Cannon Drive; East: US Highway 183. Minimum Sq. Ft. (ABOA): Approximately 55,950 SF Maximum Sq. Ft. (ABOA): Approximately 55,950 SF Space Type: Office Parking Spaces (Total): 443 onsite secured spaces; spaces may be surface or structured. Full Term: 17 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: Ceiling height must be 12 feet clear from finished floor to drop ceiling. Public Transportation: City bus line must be located within a 1/2 mile from an entrance of the building. Building must have a loading dock to accommodate a seventy-three (73) foot tractor trailer.� Loading area must have two bay doors. If the proposed Building is multi-storied, then it must have a freight elevator. Building must have two separate power feeds from separate substations for full back-up power.� Parking area for the 443 spaces must have ability to be fenced and secured with a gate. The offered premises must be within the defined delineated area and must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered building and parking, whether on or off site, shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions, and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. The Government reserves the right to disregard as inadequate any responses to this notification that fail to include the property-specific information listed below as being mandatory submissions in responding to this notification. Not all minimum requirements are reflected in this advertisement. Expressions of Interest must be received in writing no later than January 25, 2022�by 5:00 PM Central Time, and should include the following information at a minimum: SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address and the location of available space within the building; Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully services. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); Date of space availability; Building ownership information; Amount of parking available onsite and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); Energy Efficiency and renewable energy features existing within the building; List of building services provided. One-eighth inch scale drawing of space offered. Name, address, telephone number, and email address of authorized contact. In cases where an agent is representing multiple ownership entities, written acknowledgement. Permission to represent multiple owners for the same submission. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
