Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Utah City: St. George Delineated Area: Within 1 mile of the area defined by this polygon: SR 7 (Southern Parkway) from I-15 exit 2 north to its proposed northern terminus at SR9 in Hurricane; SR9 from Hurricane southwest to I-15 exit 16; I-15 south from exit 16 to exit 10 at W. Red Hills Parkway; Red Hills Parkway west to SR18 continuing on Snow Canyon Parkway to N. Dixie Downs Road; N. Dixie Downs Road south to Dixie Drive continuing to I-15 exit 5; 1-15 from exit 5 to exit 2. (See attached map.) Minimum Sq. Ft. (ABOA): 24,916 SF office 10,820 SF Warehouse 140,000 SF fenced and paved wareyard Space Type: Office, Warehouse and Wareyard Parking Spaces (Total): 156 Parking Spaces (Surface): 156 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 20 years Firm Term: 18 years Option Term: N/A Additional Requirements: Office, warehouse and wareyard space must be contiguous. Column spacing shall not interfere with operation of building. 9 � 10� ceiling height required in office; 16� ceiling height in warehouse. Offered buildings should not be located adjacent to schools, residential areas, prisons/jails, heavy industrial areas, or any operations causing excessive odors or noise. The Government will pay for all electric and gas utilities directly to the utility companies throughout the term of the lease, separately metered. Wareyard shall include parking for 60 Government owned vehicles, 3 sided shed to store 26 UTVs, bulk storage of 10,000 SF and 16 trailers. (This is in addition to the 156 outside/surface parking spaces noted above). Wareyard to have a canopy to cover 28 fire vehicles. Property must be capable of sending and receiving radio transmissions from Black Rock Mountain. Visitors Center to accommodate tour buses and approximately 14,000 visitors per year. The square footage for the Visitors Center is included in the office square footage noted above. Bus/RV/large trailer parking and access to be available to the public. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is not required.� Offered space shall not be in the 100 year flood plain.
