Ft. (ABOA): 11,645 Maximum Sq. Ft. (ABOA): 12,227 Space Type: Office Parking Spaces (Total): 48 Parking Spaces (Surface): 16 Parking Spaces (Structured): 32 Parking Spaces (Reserved): 20 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: 1. Space offered must be on second story or higher. If offered space is on the1st floor then the following requirements apply: Agency must be sole tenant, 20 ft setback is required, and blast film is required on any exterior windows/doors. 2. Space must be contiguous on one floor or multiple floors. 3. Agency cannot be located above a drive through. 4. Agency requires a secure method to get detainees into the building. This could be accomplished by the use of Sally ports, loading dock, private stairwell, or elevator for prisoner transport. In a multi-tenant building, where a private elevator is not possible, agency must be able to secure and control the elevator during prisoner transport 5. In multi-tenant and multi-story buildings, an elevator controlled by a card reader system must be provided. There must be controlled access to agency spaces. 6. Agency cannot be co-located with the following entities: ���� A. Federal, State, and local agencies whose ���primary clientele are involved in or have ties to criminal elements. ���� B. Private firms whose primary clientele are involved in or have ties to criminal elements. ���� C. Agencies providing probation and/or parole services ���� D. Agencies providing drug abuse counseling/rehabilitation programs ���� E. Agencies providing social services ���� F. Halfway houses ���� G. Residential units 7. Space cannot be within 1,000 walkable feet of the following locations: ���� A. Drug-free zone. ���� B. Schools ���� C. Areas where drug activities are prevalent. 8. Minimum 9ft ceiling height required. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 or 500 year flood plain. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); � Date of space availability; � Building ownership information; � Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to this advertisement.
