Description
U.S. GOVERNMENT General�Services Administration (GSA) seeks to lease the following space: State: Massachusetts City: Boston (Dorchester) Delineated Area: Dorchester City Limits Minimum Sq. Ft. (ABOA): 6,128 Maximum Sq. Ft. (ABOA): 6,434 Space Type: Office Parking Spaces (Total): 35 Surface; Per Local Code Parking Spaces (Reserved and Secured): 0 Full Term: 10 years Firm Term: 5 years Additional Requirements: No below grade space will be accepted. Sites located above street level are required to have a minimum of two accessible elevators. The space must be contiguous space on a single floor. A minimum of 9� ft ceilings measured from floor to the lowest obstruction are required. The space may not be more than twice as long as it is wide. Space elements such as quantity and size of columns, load bearing walls, irregular shape, etc., may not impede an efficient space layout, the use of modular furniture, or office workflows. The site shall have two lines of windows for natural lighting. 4,500 - 4,725 ABOA SF of Swing Space at Lessor Cost (Incumbent Only). See attachment for further detail. Site access shall be via a direct route from a primary or secondary street. Public transportation route stops and Public Parking shall be located within .25 mi of the offered location. Sites located immediately adjacent to establishments whose primary operation is the sale of alcoholic beverages, marijuana dispensaries, firearms sold/discharged, drug treatment, or detention facilities are not acceptable. The Government requires a fully serviced lease.� All services, janitorial supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain, unless there are no other practicable alternatives. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. Use this�language when the incumbent will likely be competing, and move & replication costs are anticipated. Use this language when only considering existing buildings. Note that, in the event an offer submits a site for construction and it is determined to be a strong option for the Government, if this language is included in the original ad a second ad must be posted in order to accept the site for consideration. Only use this language in the anticipation of remaining in place, or when time is of the essence such that would prevent the time frames required by new construction options. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than October 5, 2021 by 5:00 PM Eastern Time, and should include the following information at a minimum: Building name and address? Location of space in the building and date of availability? Rentable Square Feet (RSF) offered and full service rental rate per RSF? ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF? Floor plans (as-built) identifying offered space? Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
