- General Services Administration (GSA) seeks to lease the following space: State: Alabama City: Birmingham Delineated Area:� North: I-65 and Lakeshore Parkway South: Intersection of Liberty Parkway to Valleydale Road East: Intersection of Lakeshore Parkway to Liberty Parkway West: Intersection of Valleydale Road and Montgomery Highway Full Tern: 3 years Firm Term: 2 years Option Term: N/A Additional Requirements:� Agency space must be located on the second story, or higher. In the event a 2nd floor or above space is not available in the market, the agency will accept first floor space under the following circumstances: Agency is the sole tenant. Floors in a specific location that have multiple building core items (multiple elevator banks, multiple stairwells, and multiple mechanical rooms) will not be accepted when they are not centrally located in the center of a space. These items cannot be within Tenant space. On-site required secured parking for official vehicles is included. Secured parking spaces are required for government vehicles. The government requires a parking garage with a secure fenced/divided area or on-grade lot within a secure fenced area. Access to the parking area is required at all times (24-hours per day).� It is desirable that only TENANT personnel have access to the parking area.� If parking cannot be provided on-site (i.e. basement garage, attached building garage, or site lot), parking should be located within a two-block radius of the office.� Access to the parking lots must be controlled.� Parking lots and all access from the building to the parking lots must be well lit at all times to ensure safety (i.e. a minimum of 10-foot candle level of illumination). Parking spaces cannot be in a shared lot with buildings that house certain agencies or tenants. 20-foot setback from building to all sidewalks, access streets, parking lots, adjoining streets A fence meeting agency specifications is included at lessor/owner expense Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Birmingham, AL, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
