- General Services Administration (GSA) seeks to lease the following space: State: Georgia City: Conyers Delineated Area: North: Sigman Road to Salem Road SE South: Ellington Road SE to Old Salem Road SE to Flat Shoals Road SE to McDonough Hwy. to Stockbridge Highway to Ebenezer Road SW to Flat Shoals Road SW East: Sigman Road NE to Salem Road SE West: McDaniel Mill Road SW to Iris Drive SW Minimum Sq. Ft. (ABOA): 9,664 SF Maximum Sq. Ft. (ABOA): 10,630 SF Space Type: Office Parking Spaces (Total): 45 or code, whichever is greater Parking Spaces (Surface): 45 or code, whichever is greater Parking Spaces (Reserved): 10 Full Term: Up to 15 years Firm Term: Up to 10 years Option Term: N/A Additional Requirements: Offered space consists of 3 separate blocks of space: 3,740 USF, 1,616 USF, and 5,356 USF Agency must be able to have 24 hours access to the space and parking area; Public Transportation within a walkable � mile of offered building; Offered building must be in close proximity to major highway or interstate; Lessor shall comply with additional COVID-19 routine cleaning and disinfection in the facility/building. The custodial vendor shall use a disinfectant from the EPA-registered list of products identified as effective against the Novel Coronavirus SARS-CoV-2 (see list), or other product containing the same active ingredient(s) at the same or greater concentration than those on the list; Not all minimum requirements, typical or special that might be called for in the Request for Lease Proposal (RLP) documents are reflected in this advertisement; Space must comply with all applicable building codes and accessibility standards as defined in the Americans With Disabilities Act (ADA), the Architectural Barriers Act Accessibiity Standard (ABAAS), the Uniform Federal Accessibility Standards (UFAS). The primary entrance must be accessible for all persons with special needs, including wheelchair access. Note: ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and description pertaining to the building you propose for consideration. All submissions should include the following information: Name of Owner; Address or locational description of the building; Age of building; Total existing gross square feet; and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of the proposed space; Identification of on-site parking; A map demonstrating the building is within the delineated area; FEMA map evidencing that the building lies outside the 100-year floodplain; Building owners must provide evidence of ownership.� Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development; Any information related to title issues, easements and restrictions on the use of the building; A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.
