U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: LA City: Baton Rouge Delineated Area: North:� From OK Allen Bridge 28 traveling eastward and southeastward on US Highway 190 (Airline Hwy) and eastward on US Highway 190 (Florida Blvd) to Sherwood Forest�Blvd. East:� From US Highway 190 (Florida Blvd) traveling southward on Sherwood Forest Blvd. and southeastward on US Highway 61 (Airline Hwy) to Louisiana Highway 42 (Highland Road) South:� From US Highway 61 traveling westward on Highway Louisiana Highway 42 (Highland Road) and continuing westward on Louisiana� Highway 42 (Burdock Drive) and continuing on�Gourrier Avenue to the Mississippi River West:� The Mississippi River Minimum Sq. Ft. (ABOA): 14,574 Maximum Sq. Ft. (ABOA): 14,574 Space Type: Office Parking Spaces (Total): 130 Parking Spaces (Surface): 130 spaces located within 2 blocks (528 feet) Parking Spaces (Structured): - Parking Spaces (Reserved): - Additional Requirements: Action: Choose whether or not a fully serviced lease is required.� Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. note that any figures used for a cost benefit analysis (CBA) must be based on the results of the RESPONSES to this ADVERTISEMENT and additional market research (e.g., costar database searches, gsa listing files, etc.). Consideration of �non-productive agency downtime� in a CBA should be rare. The U.S. Government currently occupies approximately 14,574 ABOA SF of office and related space in a building under a lease in Baton Rouge, LA.� The Government has identified a need for 14,574 ABOA SF and is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
