- The Office of the Comptroller of the Currency (OCC) seeks to lease the following space: State:�New York City:�New York Delineated Area: Within the Midtown submarket Minimum Usable SF (ABOA):�30,000 Maximum Usable (ABOA):�33,000 Approximate Rentable SF (REBNY RSF):�50,000 Space Type:�Office Parking Spaces (Total):�Pro-rata share based on code requirements Full Term:�10 years Firm Term:�7 years Additional Requirements: Offered space shall not be on the 1st floor or grade level of the offered building. Offered space shall be contiguous and located on no more than two floors.� If the offered space is on two floors, the offered space shall be vertically contiguous If offered space is on two floors.� The smallest offered block of space shall be 10,000 ABOASF or greater. The offered location must have an on-site conference facility seating a minimum of 75 in classroom layout The offered location must be within 1,320 walkable linear feet of a subway entrance from the main entrance of the offered building. The Office of the Comptroller of the Currency (OCC) is seeking expressions of interest from sources of office and related space of approximately 50,000 Real Estate Board of New York (REBNY) rentable square feet (RSF), yielding between 30,000 and 33,000 ANSI/BOMA office area square feet (ABOA).�� Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain.� EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN DECEMBER 15, 2020 AT 4:00 PM (EDT) AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name & address; 2) Contact information and E-mail address of Lessor�s Representative;� 3) REBNY RSF & ABOASF available (identifying the specific floors and square footage on each (with Common Area Factor); 4) AutoCAD file clearly identifying the offered space; ���� 5) Asking rental rate range per RSF.� 6) Tenant improvement allowance and other concessions per RSF. 7)��Date available space will be ready for commencement of tenant improvements; 8) Marketing materials sufficient to provide OCC with a clear picture of the offered space and building such as: virtual tour videos, representative photos (typical finished space, restrooms, amenity spaces etc.), building amenity descriptions. AUTHORIZED CONTACTS:���� OCC is using a tenant broker to represent the Government in this transaction.� In no event shall the Offeror enter into negotiations or discussions concerning this space requirement with any Federal Agency other than the officers and employees of OCC or their authorized representative, Savills Inc.� Owners, brokers or agents may offer space for consideration.� Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
