General Services Administration (GSA) seeks to lease the following space: State: California City: Carlsbad Delineated Area: North � State Road 78.Ronald Packard Pkwy East � S Melrose Dr South � Paloma Airport Rd West � Interstate 5 Minimum Sq. Ft. (ABOA): 17,657 Maximum Sq. Ft. (ABOA): 18,540 Space Type: Office Parking Spaces (Total): 60 Parking Spaces (Surface): 60 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 60 Full Term: 15 years Firm Term: 10 years Option Term: 5 years Additional Requirements: � Must submit virtual tour of space with expression of interest. �Proposed space may not be located within walkable 1,000 feet of daycare center boundary, drug-free zone, park, school, areas where drug activities are prevalent, hotels or motels, medical professionals of any type, places of worship, print media offices, radio station, residential housing, shopping center, stadium/arena or television station. �In addition, proposed space may not be located in any building or within 1,000 walkable feet of the following agencies or the industry types: Private firms whose primary clientele are involved in or have ties to criminal elements; Agencies providing probation and/or parole services; Halfway houses; Agencies providing drug-abuse counseling/rehabilitation programs; Agencies providing social service services or welfare-type programs; Private law firms representing drug offenders. � Proposed space cannot be located in building with federal, state or local agencies whose primary clientele are involved in or have ties to criminal elements. � Please reference solicitation 8CA3435 in all correspondence. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Interested respondents may include building owners and representatives with the exclusive right to represent building owners.� Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement.
