- General Services Administration (GSA) seeks to lease the following space: State: WA City: Seattle Delineated Area: North: NE 45TH Street East: Montlake Blvd NE, 24th Ave E, 23rd Ave E, East Madison St, I-5 Corridor South: I-90 to Edgar Martinez Dr. South West: Alaskan Way S to Alaskan Way, Wall Street, 6th Ave North, Aurora Ave North Minimum Sq. Ft. (ABOA): 83,078 Maximum Sq. Ft. (ABOA): 87,232 Space Type: Office (50,854 USF), Lab (17,983 USF), INS-Light Industrial (14,241 USF), Wareyard (800 USF) Parking Spaces (Total): 21 Parking Spaces (Secured Surface): 21 Full Term: 20 years Firm Term: 20 years Additional Requirements: Contiguous lab and shop space cannot be split by a public corridor. Office space must be no more than 800 linear feet from the location of the lab and shop space with a clear line of sight. Office space may be divided into multiple floors with a minimum floor plan of 15,000 USF. Restrictions include housing in any building with prior industrial use to protect sensitive lab work and location within 1000 feet of an active rail network. �Lab and storage space requires stabilized non-vibration floors (maximum output of 500-250 micro inches per second (MIPS)) �If office space is located on multiple floors, a freight elevator and passenger elevator is required. Freight elevator must have direct access to a loading dock. Required capacity of the freight elevator is 8000 pounds / Hoistway Measurement of 12'2� x 21'3� x 21'7� / Doorway Measurement of 9'6� x 7'8�. | Required height for the loading dock is the standard 48 inches. Typical cargo arrives in straight truck or city delivery platforms. Standby emergency generation is required for the lab space; particularly for freezer capability. 21 secured parking space for GOVs; 3 electrical charging spaces for compatible GOV vehicles. �Proximity from public transportation is 1/4 mile from the office building. �Other Laboratory/Shop Space Requirements Include: Buildout of 4,000 USF freezer required HAZMAT and Radio action waste storage and disposal area (1400 USF) Multiple Fume Hoods and sinks required Separate HVAC system for conditioned maintenance area (1200 USF) �High density shelving is required in the wet lab space. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 or 500 year flood plain.
