U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: McAllen Delineated Area: North: N. Nolana Ave. East: I-69C to 281-Highway South: I-2 to E. Ridge Road to W. Ridge Road West: Bicentennial Blvd. to N. Bicentennial Blvd. Minimum Sq. Ft. (ABOA):�68,392 SF Maximum Sq. Ft. (ABOA):�68,392 SF Space Type: Office and annex space Parking Spaces (Total):�125 Parking Spaces (Surface): 125 Parking Spaces (Reserved/Secured): 125 Full Term: 17 Years Firm Term: 15 Years Option Term:�N/A Location/Site: Proposed tenant spaces or facilities in close proximity or adjacent to facilities associated with foreign powers identified in the tenant�s National Security Threat List will not be considered. It is preferred that the proposed facility not be located near a low risk facility. Examples of �low risk facilities� include day care centers, senior centers, schools, hospitals, and religious/rehabilitation/social service centers. It is preferred that the proposed facility be a stand-alone facility for the tenant�s sole use and occupancy. The proposed facility shall provide easy access to Interstates I- 69C and 281- Highway. The proposed facility shall provide two sets of ingress/egress points, a minimum of 200� apart, and site plan must be acceptable to the Government tenant. Parking: Facilities with open/general public parking below the building proposed for the tenant office will not be considered. Building/Layout: The offered space must provide floorplates between 25,000 and 40,000 ABOA SF. The proposed facility must accommodate a minimum of 10,702 ABOA on the ground floor for a full-service automotive shop, preferably attached to the facility, with onsite oil storage (annex space). The space shall be located in a modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new building, the space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. Ceilings shall be at a minimum 9 feet and 0 inches and no more than 12 feet and 0 inches measured from floor to the lowest obstruction. Areas with raised flooring shall maintain these ceiling-height limitations above the finished raised flooring. The proposed facility must meet Facility Security Level III requirements including but not limited to emergency generators, perimeter fence being minimum of 8 feet tall, vehicle barriers, and shatter-resistant window protection on all exterior perimeter windows. The proposed facility�s exterior facade shall meet the tenant�s 100 feet stand-off / set back distance from the perimeter fence and anti-ram barrier. The proposed facility shall allow for the tenant�s installation of roof-mounted antenna(s). 24-hour, 7 days a week access to the space is required. N+1 redundancy required for HVAC, power for special equipment, etc.� � Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, Agency Specific Program of Requirements and Facility Security Level III Requirements by the occupancy date per the terms of the Lease. Lessor shall comply with additional COVID-19 routine cleaning and disinfection in the facility/building. The custodial vendor shall use a disinfectant from the EPA-registered list of products identified as effective against Novel Coronavirus SARS-CoV-2 (see list), or other product containing the same active ingredient(s) at the same or greater concentration than those on the list. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. The General Services Administration (GSA) currently occupies office and related space in a building under a lease in McAllen, TX.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government�s requirements as well as costs likely to be incurred through relocating such as physical move costs, replication of tenant improvements and telecommunications infrastructure.
