U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: New York City: Buffalo Delineated Area: North: East Tupper St to West Tupper St East: Michigan Ave South: South Park Ave/Buffalo River West: S Elmwood Ave Minimum/Maximum Sq. Ft. (ABOA):� 12,886 ABOA SF � 13,530 ABOA SF Space Type: Office and Related Space Parking Spaces (Total): 19 Parking Spaces (Structured, Secured and Reserved): 19 Full Term: 15 years Firm Term: 10 years Cancellation Rights: 120 days Additional Requirements: The Government cannot be located on the ground floor or directly above ledge spaces such as parking decks, mezzanines, or partial roofs. The Government prefers space located three floors above the ground floor or ledge spaces. Space must be contiguous on one or more floors. Space cannot be located adjacent to outside fire escapes, ledges, balconies, or mezzanines or directly above a loading dock area. Agency must have 24-hour access. Building must be capable of 24-hour HVAC services. The Government requires a fire detection system that provides 100% coverage of the controlled officer area. Building must be capable of having a radio communication antenna installed on the roof. The Government cannot be located in close proximity to a foreign government. The Government requires space dedicated to detainee processing built into the leased space. The Government requires accessibility to a segregated access such as a private entrance or singular use of the loading dock during periodic operations with the ability to have private access to an elevator to the office level. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than November 3, 2020 by 4:30 PM Eastern Time, and should include the following information at a minimum: � Building name and address? � Location of space in the building and date of availability? � Rentable Square Feet (RSF) offered and full-service rental rate per RSF? � ANSI/BOMA office area (ABOA) square feet offered and full-service rental rate per ABOA SF? � Floor plans (as-built) identifying offered space? � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
