Description
The Office of the Comptroller of the Currency (OCC) seeks to lease the following space: State:�New Jersey City:�Edison Delineated Area:�Within the township limits of Edison, NJ Minimum Usable SF (ABOA):�7,600 Maximum Usable (ABOA):�8,000 Approximate Rentable SF (RSF):�9,000 � 10,000 Space Type:�Office Parking Spaces (Total):�Pro-rata share based on code requirements Full Term:�10 years Firm Term:�7 years Additional Requirements: Offered space shall not be on the 1st floor or grade level of the offered building Offered space shall be located in contiguous space, on a single floor The Office of the Comptroller of the Currency (OCC) is seeking expressions of interest from sources of office and related space of approximately 9,000 � 10,000 ANSI/BOMA rentable square feet (RSF), yielding between 7,600 and 8,000 ANSI/BOMA office area square feet (ABOA).� Action: Choose whether or not a fully serviced lease is required.� Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain.� EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN OCTOBER 26, 2020 AT 5:00 PM (EST) AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name & address; 2) Contact information and E-mail address of Lessor�s Representative;� 3) ANSI BOMA rentable square feet (RSF) & office area square feet (ABOA) available (identifying the specific floors and square footage on each (with Common Area Factor); ���� 4) Asking rental rate range per RSF.� 5) Tenant improvement allowance and other concessions per RSF. 6)��Date available space will be ready for commencement of tenant improvements; 7) Marketing materials sufficient to provide OCC with a clear picture of the offered space and building such as: virtual tour videos, representative photos (typical finished space, restrooms, amenity spaces etc.), CAD files of the offered space, building amenity descriptions.
