U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: California City: Riverside Delineated Area:��North: Highway 60 to Interstate 10;��South: From S. San Jacinto Ave. to Highway 74 (E. Florida Ave.) to Ethanac Rd. to Interstate 215 to E. 4th St. and continue onto Highway 74; East: From Interstate 10 to Highway 79 (Beaumont Ave.) to N. State St., to N. Ramona Blvd. to S. San Jacinto Ave.;��West: Interstate 15 Minimum Sq. Ft. (ABOA): 183,194 Maximum Sq. Ft. (ABOA): 183,194 Space Type:� Warehouse Parking Spaces (Total):� 57 Parking Spaces (Surface):� 57 Parking Spaces (Structured): 0 Parking Spaces (Reserved):� 57 Full Term: 20 years Firm Term: 15 years Option Term: N/A Additional Requirements: 100 feet setback required around facility Single story building only Two (2) records storage bays with capacity of 245,000-250,000 cubic feet Two (2) archival storage bays, one with minimum capacity of 100,000 cubic feet and the other with capacity of 245,000-250,000 cubic feet. Clear ceiling height throughout storage bays must be minimum 20 feet, maximum 23 feet. Freight dock of at least 1,600 ABOA. The dock must be truck-level height and contain a minimum of two automatic dock leveling plates, three steel rollup doors, one pedestrian door, one stairwell, and one dock ramp.� Approximately 18,675 ABOA of office space located at the front/main entrance of the facility. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
