Description
General Services Administration (GSA) seeks to lease the following space: State: Wisconsin City: Oshkosh Delineated Area: North: W Sunnyview Rd/E Sunnyview Rd East: Lake Winnebago South: E Fisk Ave/Fond Du Lac Rd/E Fisk Ave/Fisk ��Ave/Hwy N/Hwy 26/Hwy N West: Clairville Rd/Witzel Ave/N Oakwood Rd/Hwy 21/I-41/Hwy45 Minimum Sq. Ft. (ABOA): 4,078 Maximum Sq. Ft. (ABOA): 4,293 Space Type: Office & Grading Laboratory Parking Spaces (Total): 7 Reserved Plus General Parking as Required by Code Parking Spaces (Surface): Per Code Parking Spaces (Reserved): 7 Full Term: 15 Years Firm Term: 10 Years Additional Requirements: Minimum ceiling height of 9 feet. Offered space must be able to facilitate the efficient movement of daily deliveries of product samples and office supplies. An exterior loading area with direct access to the building is required. If offered space is not located on the ground/first floor, a freight elevator is required. Sufficient parking for employees and visitors must be available within a walkable � mile of the building entrance. Contiguous space all on one floor is required, with an exception for the server room/storage (approx., 440 ABOA SF). Although the server room/storage area must still be contiguous. Grading Lab Requirements, offered space must be able to accommodate the following: 30 square feet of hazardous chemical storage in different areas. Hook up for electric induction cooktop and gas range with oven and standard kitchen exhaust hood that must be vented to the outside. Hookup/plumbing for a Washer and Electric Dryer and venting to the outside. 4� drain pipe header to accommodate three (3) 1.5 horsepower commercial grade garbage disposals Specialized Chroma 75 Lighting over the grading stations. (T-8 Chroma 75, 7500K or equivalent) Coffee Grading Room must be adjacent to, but separate from Grading Lab. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Offered buildings must be of sound and substantial construction with a professional and aesthetically pleasing appearance as determined by the Lease Contracting Officer. Subleases will not be considered. Space configuration shall be conducive to an efficient layout as determined by the Lease Contracting Officer.� Consideration for an efficient layout will include, but not be limited to the following:� size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, and angles, curves or offsets that will result in an inefficient use of space. The Government will have access to the space 24 hours a day, 7 days a week.� Normal hours of operation are Monday through Friday 7:00 a.m. to 3:30 p.m. (excluding Saturdays, Sundays and Federal Holidays). The Government will be utilizing a modified Tenant Improvement Allowance approach for this procurement.
