Description
General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Greeley Delineated Area: City Limits of Greeley *Map attached Minimum Sq. Ft. (ABOA): 8,003 Maximum Sq. Ft. (ABOA): 8,803 Space Type: Office Parking Spaces (Total): See Additional Requirements Full Term: 20 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: A minimum of 70 public and/or commercial parking spaces for employees and visitors must be available onsite or within � mile walking distance.� Parking rates must be at or below the city average.� Restricted or metered parking of one hour or less within 2 blocks is not acceptable.� Available shall be defined as open/empty and ready for use between the hours of 7am and 5pm, Monday through Friday, excepting holidays. Offered space shall be Class A Business Space. Offered space above the 1st floor shall have elevator service consist of a minimum of two accessible elevators serving the floor proposed for SSA, with both directly available to the reception area. Offered space shall be located along a primary or secondary street and shall be serviced by sidewalks and street lighting maintained by the city. Offered space shall be on one level without interior ramps, stairs or platforms Offered space shall be contiguous.� Column spacing shall not be less than 20 feet in either direction and no larger than 18� square. Offered Space shall provide a minimum ceiling height of 9 feet (with 9-foot structural beams). Offered space shall not be more than twice as long as wide. Offered space must allow for separate employee and client entrances to be at least 20 feet apart. Offered Space must be in a building zoned for commercial office and/or retail space only.� Offered space shall be in close proximity to public transportation.� A commuter rail, light rail, or bus stop shall be located within the immediate vicinity of the building, but generally not exceeding 2 walkable blocks.� Offered space shall be located within 1 mile of amenities including restaurants/retail/services. Sites which are located directly on a highway or six-lane thoroughfare shall not be considered if the office is not immediately accessible from both directions of traffic, and traffic devices are not located to control left turning traffic.� Offered Space shall not be located in industrial or residential zoned locations. Offered Space shall not be located near tenants, buildings, or environments that create odors or noise (cleaners, bars, liquor stores, beauty salons, bingo parlors, drug treatments, detentions facilities or eating establishments).� Colocation with marijuana stores is not acceptable. Lessor shall provide with response any known asbestos, radon, or lead present in location offered. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
