- � GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Dallas Delineated Area: North- US 30 East-US 45 South- Corinth Street West- US 35E Minimum Sq. Ft. (ABOA): 7,000 Maximum Sq. Ft. (ABOA): 7,000 Space Type: Office / Warehouse Parking Spaces (Total): 20 reserved surface or structured parking spaces Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 17 Firm Term: 15 Option Term: Additional Requirements: Space must be contiguous and provide for an efficient layout.�� Space will consist of 2,700 ABOA SF of office space and 4,300 ABOA SF of warehouse space. All offered sites should be attractively landscaped and contain one or more modern buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image.� Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.� The Government currently occupies office and warehouse space in a building under lease in Dallas, Texas that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Due: August 20, 2020 Market Survey (Estimated): TBD Offers Due: October 2020 Occupancy (Estimated): March 1, 2021 Expressions of interest must include the following information: Building name and address and location of the available space within the building Rentable square feet available, and expected rental rate per rentable square foot, fully serviced ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any) Energy efficiency and renewable energy features existing within the building List of building services provided Building, space, and parking accessibility in compliance with ABAAS. Building, space, and parking compliance with fire and life safety and seismic requirements. Building, space, and parking compliance with ISC and Publication 64 security standards.
