Please provide the contact information for the Siemens project manager. In order for us to coordinate properly where the Siemens Contract begins and ends in regard to addressing issues within the system. Can you provide a SOW that details Siemens work requirements? A plumbing license, C-36, is not required to service HVAC equipment.  The SOW as noted in the solicitation is not plumbing.  Pipe fitting work that is relevant, such as condensate leaks and chilled water line repairs, fall under the C-20 classification.  Additionally, the State of California allows for a C-20 contractor to complete (2) trades in house:  Per California Guidelines. Want to confirm, so all parties are aware, that there is a 30-minute response time.  This means the contractor will have to provide a stationary engineer on property during all normal working hours. (2080 per year or more)? I want to confirm the following items are NOT INCLUDED in this full-service agreement: a. Replacement of drain pans that require significant tear down of the unit to replace.  (excluding slide in pans) b. Replacement of ductwork beyond 12 inches and beyond what would be considered reasonable (not to exceed several joints of ductwork) c. Duct cleaning d. Replacement of large sections of chilled or hot water piping and insulation.  Incidental amounts included e. Replacement of tube bundles in water cooled chillers or condenser coils in air cooled chillers f. Replacement of filter media in cooling towers g. Replacement of VFDs Please provide the name of the current water treatment company. PROJECT MANAGER S RESPONSE Joshua Clark, Siemens Project Manager, 714-872-2850. Agree with the point C-36 is not required, C-20 is required. It means that we expect a response to a building within 30 minutes of receiving the complaint. Having an engineer on site would facilitate meeting this timeline. a. Other than a slide in pan, condensate pan replacement would be considered on a case by case basis and is out of the scope of the contract. b. Duct work repairs up to 12 are included, within reason of a few joints. For repairs over 12 an estimate would be provided to the COR for the repairs. In this case the repairs may be competitively bid. c. Duct cleaning is outside the scope of the contract. Vent/Grill cleaning and cleaning inside the unit is included as part of this service. d. Incidental pipe sections are included, along with insulation. Pipe replacement will be judged on a case by case basis. e. Evaporative and condensing coils are not included in the contract, nor tube bundles. f. Filter media in a cooling tower must be properly maintained or replaced. g. VFD s are motor controllers, located downstream from the load side of the disconnect switch. This is part of the HVAC system and this is included in the contract. Filter maintenance and cleaning (PMI) will extend the life of the VFD.
