- General Services Administration (GSA) seeks to lease the following space in Austin, Texas � Project No. 8TX3277 State:� Texas City:� Austin Delineated Area: Between E. Ben White and Stassney Lane and bordered by North IH-35 and no further east of Todd Lane / Pleasant Valley Minimum Sq. Ft. (ABOA):��89,004 Maximum Sq. Ft. (ABOA):��89,004 Space Type:��Office Parking Spaces (Total): Accommodation for public and commercial on-site parking must be available.� Amount must meet current local code requirements and must be adjacent or within one (1) city block of the building.� The parking spaces and parking facility shall meet all Federal, State, City regulations and codes pertaining to disabled parking and accessibility.� Parking Spaces (Surface): Accommodation for public and commercial on-site parking must be available.� Amount must meet current local code requirements and must be adjacent or within one (1) city block of the building.� The parking spaces and parking facility shall meet all Federal, State, City regulations and codes pertaining to disabled parking and accessibility.� Parking Spaces (Structured):��Structured parking not required Parking Spaces (Reserved):��Reserved parking not required Full Term:��10 years Firm Term:��5 years Option Term:��N/A Additional Requirements: Space must be contiguous and have the potential for an efficient layout. The Government requires a fully serviced lease.� All services, janitorial supplies, utilities, partitioning and tenant alterations are required as part of the fully service rent. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Austin, Texas, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
