Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Florida City: Miami Required Sq. Ft. (ABOA): 23,157 Space Type: Office Parking Spaces (Total): 51 Parking Spaces (Structured, Inside/Covered & Reserved): The Government requires fifty-one (51) on-site structured/inside covered parking spaces, reserved for the exclusive use of the Government.� Six (6) of the spaces must be caged/secured, not exposed to the elements (weather, etc.) and be large enough to accommodate five (5) �Suburban� type vehicles, and one (1) �limousine� type vehicle. In addition, the secured parking must accommodate the following approximate vehicle specifications:� �Suburban� type vehicles (5): (H) 7� (W) 6�8� (L) 18�9� Turning Radius: 43� �Limousine� type vehicles (1): (H) 4�10� (W) 6�1� (L) 20� Turning Radius: 30� Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Location: It is preferred that the proposed building not be located near facilities such as night clubs, liquor stores, pawnshops, etc. The Building shall not be located in the immediate vicinity of any facilities identified as �hazardous materials transportation/storage facilities.�� Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material.� It is preferred that the proposed facility not be located near day care centers or schools. Building/Space Layout: Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.� If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. The Government requires offered space to be contiguous on one (1) floor. Space cannot be located with adjacencies to any other non-federal-government tenants on the floor. A fully serviced lease is required.� Space must meet the Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the lease.� The building must be able to comply with the Architectural Barriers Act Accessibility Standards (ABAAS) and meet certain security requirements as set forth in the Interagency Security Committee Standards, and the Department of Justice Security Standards. Offered space cannot be located on the ground floor. Offered building cannot have any residential tenants. This requirement will house a federal law enforcement office where employees can or have the potential to carry weapons, and people may be temporarily held and/or questioned. Must be able to access the leased premises without transporting detainees through public space (discrete ingress and egress). The space must be able to accommodate a holding cell, preferably with a rest room. Offered space must be able to accommodate a floor load that could potentially include gym equipment, safes, and vaults. Normal Hours of Operation: 7:00 AM � 6:00 PM M-F; offered space must be accessible 24/7. Daytime cleaning is required. Offered building must allow roof top rights for antennas. Other: Not all minimum requirements are reflected in this advertisement. Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration.� Submissions not including the information requested below will not be considered. All submissions should include the following information: Name of owner; Age of building; Total existing gross square feet, and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of proposed space; Identification of on-site parking; Address or described location of building; Location on map demonstrating the building lies within the delineated area; A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; Evidence of ownership, if building submitted by owner.� Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and Evidence that the parking facility can accommodate the Governments parking�� ���� requirements, including vehicle specifications noted in this advertisement; and Any information related to title issues, easements, or restrictions on the use of the building; and List any tenants within the offered building that are local, state, or federal agencies or groups that have ties to criminal elements. Delineated Area: To receive consideration, submitted properties must be located within the delineated area which is bounded by the following roads. Properties fronting any of the following roads are considered to be within the delineated area. Beginning at the intersection of I-95 and NW 20th Street, proceed east on NW 20th Street to NE 2nd Avenue.� Turn left onto NE 2nd Avenue and travel north to NE 20th Terrace (aka NE 21st Street).� Turn right onto NE 20th Terrace (aka NE 21st Street) and proceed east to N. Bayshore Drive.� Turn right onto N. Bayshore Drive and travel south to NE 13th Street.� Turn right onto NE 13th Street and travel west to Route 1.� Turn left onto Route 1 (aka Biscayne Boulevard) and proceed south to SE 2nd Street.� Continue west on SE 2nd Street to SE 2nd Avenue/Brickell Avenue. Turn left onto Brickell Avenue and proceed south to Route 41.� Turn right onto Route 41 and travel west to I-95.� Turn right onto I-95 and proceed north to NW 20th Street.
